Our house is situated in a secure private community, just a quick 3-minute drive from the vibrant surf town of El Tunco and the popular Sunzal surf break. For the best experience, we highly recommend that guests rent a car or motorcycle, making it easy to explore El Tunco and access various surf spots, beautiful beaches, and local markets.
We’re always here to assist you! Whether you need recommendations for rentals, tours, or airport pickup and drop-off services, feel free to reach out. - Guest Information: As soon as the reservation is confirmed, we kindly ask that you send all the names of the guests staying at the house. We need to leave a list at the front gate to confirm the arrival of guests. Guests not on the list will not be granted access to the private community.
- Gardener: We have a friendly gardener, Abraham, who comes daily to quickly water the plants and flowers. We appreciate you letting us know if you prefer he doesn’t water the plants while you are in the house.
- Cleaning Service: For stays longer than one week, we have a wonderful cleaning lady who comes and does a general cleaning of floors, bathrooms, and linens. We would also appreciate it if guests let us know if they prefer not to have anyone come over during their stay.

- We recommend bringing mosquito repellent, especially during the rainy season.
- This property is located in a rural, tropical area, which may occasionally experience power outages and water shortages. While we strive to address any issues promptly, it’s important for guests to understand that occasional outages may occur beyond our control. Your understanding is greatly appreciated. It’s also important to note that we are surrounded by nature, and from May to October, there is a bloom in local wildlife due to the rainy season (especially insects). For this reason, we strongly suggest keeping doors and windows closed to avoid any critters from entering the house.
- Access to the Beach: While it is possible to walk to the beach, it is a steep hill. We recommend renting a car or scooter for easier transportation.

Respect for Neighbors & Community
We ask that you be considerate of our neighbors to maintain a peaceful environment. Enjoy conversations, dinners, and ambient music with your loved ones, but please keep noise levels within acceptable limits: 75 dB during the day and 70 dB at night. Quiet hours begin at 10:00 PM. Parties and loud disturbances that violate neighborhood rules are strictly prohibited. If such activities occur, we may ask you to vacate the property immediately, and no refund will be issued.
Maintenance Access
To maintain the pool and garden in optimal condition, our trusted pool cleaner and gardener may need access to the property. We strive to schedule these visits during periods when guests are not present; however, please note that the property cannot go more than four days without essential maintenance. If you prefer privacy during these visits, please inform us in advance so we can discuss and accommodate your preferences.
Energy Savings
Please help us conserve energy by turning off lights and the A/C when not in use or when leaving the villa. This not only reduces our environmental impact but also helps keep costs low, allowing us to pass on savings to you.
No Smoking
Our home is family-friendly and strictly non-smoking indoors. We appreciate your cooperation in maintaining a smoke-free environment.
Clean-Up Courtesy
While our team performs a thorough cleaning between each guest's stay, we kindly request that you clean and put away any dishes or kitchenware used and place dirty towels in the hamper. Please do not leave an excessive amount of dirty dishes or the BBQ dirty.
Keep It Dry
Please ensure you are dry before lounging on couches or beds to help us maintain the cleanliness and comfort of our tropical oasis.
Bathroom Etiquette
We've provided a sanitary bin in the bathroom for items like sanitary napkins. Please use it to help maintain a clean and pleasant environment.
Occupancy Limit & No Parties
We have a strict policy regarding the maximum number of guests allowed. If we discover that more guests are staying than those reported at the time of booking, we reserve the right to charge for the additional guests. Unauthorized guests may also result in immediate eviction without refund, as this violates our house rules and Airbnb's Terms of Service.
Accidents Happen
We understand that accidents can occur. If they do, please let us know promptly so we can address them efficiently. Quick communication also improves the chances of receiving your full security deposit refund.
Inventory Check
We maintain an inventory of all items in the house and conduct an assessment immediately after each guest's departure. If any objects are missing, we will reach out to guests first.
Towel and Linens Usage Policy
Towels and bed linens are provided for your comfort and convenience. If any towel or linen is found on the floor or stained beyond cleaning, we will charge the cost of replacement to the guest. Please use towels and linens responsibly to ensure they remain in good condition for all guests.
Security & Safety
Clearly state that guests must lock all doors and windows when leaving the property to ensure safety. Specify that the property's access code should not be shared with anyone outside the reservation. Additionally, remind guests not to leave valuables unattended on the property
