Welcome!! Come relax and unwind in the desirable gated community of Palmetto Dunes, on beautiful Hilton Head Island. This villa is a two story end unit, and is situated in a quiet secluded area. It is very clean and has been recently updated throughout. It offers 3 bedrooms, 3.5 bathrooms, and a new kitchen with stainless steel appliances.
The first floor offers a great room, a large master suite, a separate half bath off of the living room and a laundry room. The living room has a large television with a closet full of games, books and movies for evenings or down time. It is comfortable and bright with large window and sliding glass doors leading to a private patio overlooking the Robert Trent Jones Oceanfront Golf Course. The patio is equipped with an outdoor grill and additional eating area. Off of the living room is a new fully equipped kitchen with a breakfast bar and dining area. The master suite has a king size bed, television and sliding glass doors leading to another patio overlooking the golf course.
On the second floor are two additional bedrooms and a study area. One bedroom has a queen sized bed and the other has two double beds and a pull out couch for additional sleeping space. Each bedroom has it's own full size bathroom, television, as well as it's own private deck overlooking the golf course. The landing has a study area for a quiet space to read or the kids to play games.
The villa is just steps to the private Water Oaks swimming pool and a five minute walk to access miles of beautiful white sandy beaches, the 11 mile lagoon where you can enjoy fishing or explore via a canoe or kayak. It is also centrally located and provides access to miles of bike paths, 25 tennis courts and 3 golf courses. The free Dunes Buggy will shuttle you to a number of areas including Shelter Cove where you will find shops, restaurants and entertainment during the summer months.

Summary: The VRBO was not clean. Toilet paper was in the commode, a pill either, medication or vitamin, lay on the kitchen table, an empty water bottle was on the floor in a bedroom, loose change was on a bedroom stand. All this in our first five minutes. The place looked like it was lived in and not cleaned prior to our arrival. The gas grill was very dirty and rusty from the previous. I spent forty-five minutes wire brushing grates, burners, flame deflectors, everything getting it ready for use, just to find out the propane tank was empty, so I bought a refill. This was useless because the regulator for the tank did not work. There was not enough heat to roast a marshmallow. Many other things did not work, like the lock for the front door, the code to the beach closet, the latch and lock to a second, floor bathroom. Even the description advertising the place as "very clean and updated throughout" were incorrect or misleading. The place is not updated throughout, there may be some improvements to the place, like vinyl planking, but it is not updated throughout. And it is not a "new kitchen", maybe new appliances but the kitchen is not new, it looks to have the original tile and cabinets (1980"s). Same thing with the bedrooms. Even the "Great Room" in reality is the living room but the advertisement, implies two separate rooms.I found this place to be over hyped but underdelivered on all that was promised. Trust me, you can find a much better place at the same price.
